IFF provided support through loans and comprehensive real estate services, including design guidance, structural assessments, and construction management. This assistance enabled LaShawn to acquire and renovate the property, allowing Blessed Beginnings Learning Center, a 5,300-square-foot facility, to now serve 60 children and address a vital community need.

Rensselaer, Indiana, faced an early learning gap. Appleseed addressed this by creating a new Early Childhood Education (ECE) center, providing year-round care and education for 73 children. IFF helped Appleseed find the location and visualize their concept through initial site search and due diligence. Acting as owner’s representative, IFF oversaw the entire design and construction. Additionally, IFF secured a $350,000 loan, enabling the 7,500-square-foot facility’s renovation on the Franciscan Health campus for the ECE center.

Urban Sprouts Child Development Center faced a major hurdle: operating from multiple leased spaces. Their bold solution was to consolidate into a single, owned facility. IFF supported Urban Sprouts with a loan and owner’s representative services for the initial purchase and renovation.
Now, Urban Sprouts is expanding even further, adding over 12,000 square feet to serve over 50 additional children. IFF’s partnership continues, offering vital feasibility analyses, ongoing owner’s representative services for this new buildout, and a substantial $2.13 million loan across 2023-2024 to finance these ambitious renovations. This ongoing support helped Urban Sprouts meet the growing demand for quality childcare.
