IFF champions nonprofits across the Midwest to shape more equitable and vibrant communities through community-centered lending, development, and real estate solutions. Since making our first loan to a health care facility in 1994, IFF has been a leader in the field by bringing affordable products and expertise to health care centers in low-income communities. In 2023, our team supported the increased capacity to accommodate more than 69,000 new patient visits, by partnering with our health care clients to support the financing and development of real estate projects.

Facility Planning, Evaluation and Financing

  • Evaluate and plan for current and future facility needs, including space planning and financial implications.
  • Find, evaluate, and secure the right site.
  • Finance facility repairs, furnishings, equipment, and vehicles.
  • Finance acquisition, rehabilitation, leasehold improvements, and new construction.

Project Management and Research

  • Manage construction projects to ensure they are completed on time and within budget.
  • Conduct research to identify impactful neighborhoods for new quality health care centers, increased resources, and public policy changes.

Support throughout Growth Cycle

  • Work collaboratively with HRSA as a funding source on new facility projects

Lac Courte Oreilles (LCO) Band of Lake Superior Chippewa, Hayward, WI

Currently there are 7,275 LCO tribal members and limited available health care resources forces them to travel long distances to secure care and treatment. The new, 64,464-square-foot clinic is expected to double its capacity to accommodate 38,000 annual patient visits. It will bring together medical, dental, pharmacy, behavioral health, community health, recovery, chiropractic, lab, imaging, a wellness center, and senior facilities, under one roof.

The YMCA (“the Y”), Muncie, IN

The YMCA (“the Y”) of Muncie, IN, used an IFF loan to develop a new, 69,000 square-foot facility that will include a Federally Qualified Health Center (FQHC) and Open Door Health Services. Serving 20,000 people annually, the Y will bring comprehensive health care and wellness services to the Muncie area.

Corktown Health, Detroit, MI

Corktown Health evolved from a grassroots nonprofit to a leading service provider for Southeast Michigan’s LGBTQ+ community, achieved in part by the organization’s constant adaptation to client needs and the alignment of facility plans with its growth goals. Through Corktown Health, more than 5,000 people annually have access to a full suite of high-quality medical and supportive services, while 25+ physicians are trained each year to provide culturally competent care to members of the LGBTQ+ community.

Swope Health in Kansas City, MO

Swope Health, a Federally Qualified Health Center, recently launched PACE KC, a comprehensive health and wellness program for adults ages 55 and up in Jackson County, MO, that will help them age gracefully in their home communities without having to move to nursing homes and other institutional settings. IFF served as owner’s representative and guided the organization through its largest capital project in nearly 30 years.

Howard Brown Health Chicago, IL

Howard Brown Health, a federally qualified health clinic that has become one of the nation’s largest LGBTQ organizations since its inception in 1974, used an IFF loan to open its fifth clinic in Chicago. The new facility has 12 exam rooms, a large community space, and offers Walk-in Sexual and Reproductive clinic services. Howard Brown expects to serve nearly 5,000 new patients and create 19 full-time jobs in the space.
