Capital is a critical resource that’s often beyond the reach of nonprofits serving communities with limited resources. At IFF, we work hard to change that. For more than 30 years, we’ve specialized in flexible lending products and creative real estate solutions that help nonprofits achieve their growth goals and best serve their communities.

Our clients include human services agencies, supportive housing providers, schools, health clinics, arts organizations, and community centers. We also finance grocery stores in food deserts and affordable housing projects.

 

How We Lend

Racial inequality in property values still exists today. IFF takes a different approach to underwriting that isn’t limited by appraisals, but instead is informed by a deep understanding of nonprofit operations and the importance of nonprofit facilities to communities. Loan Options

Our loan sizes range from $10,000 to $6.5 million+ and are designed for facility acquisition, new construction, renovation, equipment, and vehicle purchases. Learn more about our loan program.

Seeds of Health

Client Spotlight · Capital Solutions

With a $5.4 million loan from IFF, Seeds of Health acquired and renovated a 58,860-square-foot facility to serve as the second campus for the organization’s high-performing public charter high school.

PODER

Client Spotlight · Capital Solutions

We supported PODER with a $3.317 million bridge loan that enabled the organization to move forward with renovations to its new headquarters in the Gage Park neighborhood on Chicago’s Southwest Side. The new facility will serve as the first immigrant integration and job center in the City of Chicago.

The Paddocks

IFF provided a $750,000 loan for the development of The Paddocks, which offers 48 affordable two- and three-bedroom apartments designed to expand the labor force in Culver, IN, draw new residents to the community, and increase enrollment in its schools.
